The lifespan of an exterior paint job depends on the existing surface, preparation, previous coatings, sun exposure, moisture, and other conditions around the home.
New-construction homes sometimes need their first repaint in around five years, depending on how the original exterior was prepared and coated. A properly prepared repaint using quality materials can often perform for approximately 7–10 years, although Southwest Florida sun, moisture, coastal exposure, and the condition of the substrate can affect that timeframe.
Common signs that it may be time to repaint include fading, chalking, cracking, peeling, exposed repairs, or areas where the coating is beginning to lose its protection.
Not without addressing the chalking first.
Chalking is the powdery residue that can develop as exterior coatings weather. If new paint is applied directly over an unstable, chalky surface, adhesion can suffer.
We evaluate the surface and clean and prepare it appropriately before applying new coatings. The amount of preparation depends on how severe the chalking is and the condition of the existing finish.
We can address minor cosmetic cracks when they are appropriate to handle as part of normal surface preparation.
Larger cracks, recurring cracks, active movement, water intrusion, or other signs of a deeper problem may require a different type of repair before painting begins.
We do not want to use paint to disguise a structural or moisture-related issue. If we see something that appears to go beyond normal paint preparation, we will point it out so it can be addressed properly.
Yes. We can help compare exterior colors with the home’s existing roof, pavers, trim, doors, garage door, stone, landscaping, and other fixed finishes.
We also consider how sunlight and shade affect the appearance of a color. The same paint can look very different on a bright south-facing wall than it does under a covered entry or shaded elevation.
Our goal is to help you choose a combination that works with the whole property rather than selecting a color in isolation.
Exterior surfaces generally need to be clean before they are painted, but the preparation method depends on the surface and its condition.
We look for dirt, mildew, chalking, loose material, salt deposits, and other contaminants that could interfere with adhesion. Cleaning is part of preparing a sound surface for the new coating rather than simply making the house look cleaner before painting.
Often, yes, but weathering can make an existing color difficult to identify by appearance alone.
Sun exposure and age can cause paint to fade or change over time. When possible, we prefer to use documented color information, previous paint records, or other reliable references rather than simply matching a faded section by eye.
